Your Hosts
Upon arrival the on-site caretakers Addiel and Zyed will greet you and give you a tour of the house. They take care of the maintenance and housekeeping and will be able to provide concierge services for whatever you need. If you like their hospitality please reward them with a tip, and they will be most grateful.
Amenities
Sleeping: The villa has two master bedrooms upstairs ideal for two people each, and it has two bedrooms downstairs, one with a double bed and one with twin beds. It will sleep eight people comfortably. It has top quality mattresses and bedding, including 100% down pillows that will be some of the best you have ever felt!
Telecom: The villas has internet available by microwave antenna at a tested speed of 5 MbPS. The WiFi is suitable for streaming TV programs and movies in 1080p. We have Apple Homepods throughout the house so you can play your favorite music. There is WiFi internet at our villa with 7 WiFi access points to ensure strong signals everywhere. The signal is as fast as anywhere on the Costa Maya, often excellent, but it can suffer in certain weather conditions. There is NO cell service at the villa due to the remote location, but you can still make VoIP calls using WhatsApp, Skype, Viber, Facebook Messenger, and similar apps.
Security: The villa was constructed with security in mind…
- The hosts live on property full time
- We have small room safes in each of the master bedrooms
- Windows are coated with 3M Scotchshield Safety and Security Window Film Ultra Prestige series to prevent glass breakage and hurricane damage.
- The doors are protected with Nightlock interior door barricades.
- The villa has exterior motion-activated lighting, security cameras, DVR, and alarm system.

Water: The villa is 100% off grid, so that means all the water comes from a rainwater catchment system supplemented by bringing in water by truck. The water is stored in a 35,000 liter cistern underneath the house and two water chlorination tanks of about 1,000 liters each. The system is designed to last about 30 days with no refills. To protect the plumbing and make your showers more relaxing we have a whole-house water softener installed. To avoid interruptions please conserve the water. The kitchen also has a water cooler with 20 liter water bottles for drinking.
Waste Water: The villa has separate systems to process gray water and black water. It has a biodigestor to decompose organic material with bacteria in an anaerobic environment, and two MUTAR 16 sewage treatment systems, each one consisting of two tanks of about 1,000 liters, one tank for solids, and another that holds the separated water which is then absorbed into the ground like a traditional septic system.
Electricity: The electrical system alone was a $40,000 investment and includes:
- 18 solar panels of 375 watts
- 12 deep cycle batteries
- One inverter charger
- Two solar controllers
- Perkins 20kw sound enclosed generator with additional 300 liter external diesel tank
On a sunny day the system should be able to power two of the air conditioners all night before the generator starts. All lighting is LED to conserve electricity, and the air conditioners and refrigerator are linear inverter type to be more energy efficient.
Air conditioning: Each bedroom has a mini-split inverter style air conditioning unit with an energy saving linear compressor. If you need to use the AC to sleep in the hotter months the solar electrical system will power up to two ACs, and the generator will start if needed to power the others. There are three AC units in the kitchen and living room area. There are also dehumidifiers in the laundry room, kitchen, and each bedroom.
Outdoor shower: There is an outdoor shower and faucet to clean off sand before entering the villa.
Other: Large palapa on the beach, hammocks, beach lounges, full kitchen. The kitchen includes a dishwasher, electric juicer, expresso machine, microwave/ air fryer/ convection oven, gas range / oven, side-by-side refrigerator/freezer, blender, tea kettle, toaster, water cooler with the 20 liter water bottles, dishes, silverware, paper towels, napkins, dish drying rack, pots and pans, fire extinguisher, etc.
